RADIUS INVESTMENTS EXPANDS ITS PORTFOLIO Santa Barbara, California — Radius Investments, LLC, a Santa Barbara based real estate investment company, is pleased to announce the acquisition of 17835 Ventura Boulevard in Encino, recently renamed the Radius Court. The three-story office building benefits from its location on Ventura Boulevard, a major artery that connects the entire San Fernando Valley, from Universal city in the east to Calabasas in the west. The multi-tenant office building of approximately 45,308 square feet has a strong history of high occupancy due to its location, excellent glass line, and flexible floor plans. Currently, the major tenants include McKeenan Escrow, Stone, Harris & Stone, a Los Angeles-based insurance company, and Maurice LaCroix, USA, the Swiss watchmaker’s USA corporate office. With this acquisition, Radius Investments has successfully added yet another asset to its initial Southern California office portfolio which now totals 166,887 square feet and is valued in excess of $33 Million. Radius Investments negotiated a $7.35 million ten-year fixed rate acquisition commitment at very favorable terms with Wells Fargo Bank through William L. Chiles of L.J. Melody. Margaret Fichter of GVA Daum represented the buyer. Paulette Toumazos and Craig Cahow, also of GVA Daum, represented the seller. GVA Daum has been retained by Radius Investments to oversee the leasing and property management.
